Terms & Conditions

These terms apply when you book, stay at, or use any service of Baan Yin Dee Boutique Resort ("Baan Yin Dee", "we", "us") at 7/5 Meun-Ngern Road, Patong, Kathu, Phuket 83150, Thailand. By making a reservation you agree to them on behalf of everyone in your party.

We wrote these to be short and readable. If anything is unclear, call +66 76 344 834 or WhatsApp Tina and we will explain it directly.

A reservation is confirmed once we have sent you a written confirmation by email. A valid credit card is required to guarantee the booking. For stays over three nights, or for high-season dates (20 December – 10 January), we may request a deposit of one night’s room rate at the time of booking.

Rates are quoted in Thai Baht (THB) and include 7% VAT and 10% service charge unless otherwise stated. Any conversion to another currency is indicative only and the final charge is always in THB.

The lead guest must be at least 18 years old and present a passport or national ID on check-in that matches the name on the booking.

Standard rate: free cancellation up to 7 days before the check-in date. Cancellations within 7 days are charged the first night. No-shows are charged the full booking.

High-season (20 December – 10 January): free cancellation up to 30 days before check-in. Within 30 days, the full booking is non-refundable.

Non-refundable and promotional rates cannot be cancelled, modified, or refunded once booked.

If you need to cancel, please email reservations@baanyindee.com — we treat every cancellation request as urgent and reply the same day.

Check-in is from 14:00. Check-out is 12:00. Early check-in and late check-out are offered on availability and are complimentary for direct bookings where possible.

If you are arriving after 22:00, please let us know in advance so reception can arrange a warm welcome.

A refundable incidental hold of THB 3,000 may be placed on your card at check-in to cover any bar, restaurant, or spa charges during the stay.

Children of any age are welcome. Children under 12 sharing an existing bed with parents stay free. Extra beds and cribs are available for a nominal fee and must be requested at the time of booking, subject to availability.

The maximum occupancy of each room is fixed by local fire regulations. Please do not exceed the stated capacity without asking reception first.

Baan Yin Dee is a small, residential-feeling property. Quiet hours are 22:00 – 08:00 on the pool deck, balconies, and walkways. Please keep voices and music low after 22:00 out of consideration for other guests.

Smoking (including vapes and e-cigarettes) is not permitted inside rooms, on balconies that face other rooms, or anywhere inside RICE restaurant. Designated smoking areas are signposted. A cleaning fee of THB 5,000 applies to any room found to have been smoked in.

We reserve the right to ask any guest to leave the property, without refund, if their behaviour endangers or seriously disturbs other guests or staff.

Guests are responsible for any loss or damage to the room or resort property caused by themselves or members of their party. Replacement costs will be charged to the card on file.

A safe is provided in every room for valuables. We strongly encourage you to use it. Baan Yin Dee is not liable for cash, jewellery, electronics, or travel documents that are not stored in the room safe.

Swimming pool use is at your own risk. The pool is not lifeguarded. Children must be supervised by an adult at all times.

When we help you book tours, drivers, restaurant reservations, or other off-property experiences, we act as an introducer only. The third-party operator is responsible for the service you receive, and any contract is between you and them. We choose partners carefully and will always help if something goes wrong.

The complimentary one-way-and-return ride down to Bangla Road included with direct bookings is operated by a licensed Phuket driver and is subject to the driver’s availability on the night you request.

We are not liable for failure to deliver services due to events outside our reasonable control, including natural disasters, government restrictions, power or water supply failure affecting Phuket, strikes, or public health emergencies. In those cases we will work with you to move, refund, or credit your booking fairly.

These terms are governed by the laws of the Kingdom of Thailand. Any dispute will be resolved in the courts of Phuket.
